Airbnb management on the Gold Coast is usually charged as a percentage of booking revenue, but the headline percentage is only one part of the cost. Owners should compare what the fee covers, which expenses sit outside it, and how each manager calculates revenue before choosing a service.
The costs an owner should expect
1. Management fee
The management fee pays for the day-to-day work required to run the property. Depending on the agreement, this can include pricing, listing updates, guest communication, booking management, housekeeping coordination, issue resolution and owner reporting.
Ask whether the percentage is calculated on accommodation revenue only or on other guest charges as well. Confirm whether GST is included and whether any services have separate charges.
2. Booking-platform charges
Airbnb and other booking platforms charge service fees. The fee structure can vary by platform, account setup and booking. Ask the manager to show where platform charges appear in owner reports and whether the quoted management percentage is applied before or after those charges.
3. Cleaning, linen and consumables
Guest turnover creates cleaning, linen and restocking costs. Some or all of the cleaning cost may be charged to the guest, but owners should still understand the full amount, what the clean includes and how quality is checked.
Ask how linen replacement, consumables, deep cleans and extra work after a difficult stay are approved and recorded.
4. Setup and launch costs
A new listing may need photography, copywriting, guest information, smart locks, styling, safety items or maintenance before it launches. These are property-specific costs, not a reliable one-size-fits-all number.
A useful proposal separates essential launch work from optional improvements and explains who owns the photos and listing assets if the management agreement ends.
5. Maintenance and emergency work
Every property needs a clear maintenance approval process. The agreement should state the amount a manager can approve without contacting the owner, how emergency work is handled and whether any margin is added to contractor invoices.
6. Insurance, compliance and professional advice
Short-term rental use can affect insurance, planning, body corporate obligations, safety requirements and tax. The City of Gold Coast explains that development approvals attach to the land and provides specific information about short-term accommodation. The Australian Taxation Office states that rental income must be declared and explains how expenses may be apportioned.
Check City of Gold Coast development compliance guidance and read the ATO rental-income guidance. Obtain property-specific advice where needed.
How to compare two management proposals
Put both proposals into the same format. Compare:
- the revenue figure used to calculate the management fee
- whether GST is included
- listing setup and photography charges
- cleaning, linen and consumables
- maintenance approval thresholds and contractor margins
- after-hours guest coverage
- pricing and distribution across booking channels
- owner reporting and payment timing
- contract length, notice period and exit costs
Cheap management can become expensive
A lower percentage does not automatically produce a better owner result. Slow guest responses, weak pricing, inconsistent cleaning or unclear maintenance controls can cost more than the difference between two management fees.
Ask each manager to explain the work behind the fee and show the agreement in writing. Treat income projections as estimates, not guarantees; property type, location, presentation, demand, seasonality and operating restrictions all affect performance.
Questions to ask before signing
- What revenue amount is the management percentage applied to?
- Which services are included and which are charged separately?
- Who sets prices, and how often are they reviewed?
- Who answers guests after hours?
- How are cleans checked?
- What maintenance can be approved without me?
- What reports and statements will I receive?
- What happens to the listing, reviews and photos if I leave?
